When we started dreaming of our own place in Spain, we mostly looked at the asking price — the number printed big on the property sites. But we soon discovered that price is really only the beginning.

In this series I honestly share what we learned along the way while searching for — and buying — an apartment on the Spanish coast. No sugar-coating, just the reality: the costs, the taxes, the surprises and the lessons I wish I'd known sooner.

Deel 1Part 1

Wat kost een woning in Spanje écht? What does a home in Spain really cost?

The price on an estate-agent site is rarely what you end up paying. On top of the purchase price come taxes, notary and legal fees and registration. Some are small, others run into thousands of euros.

Dit zijn de posten waar wij rekening mee moesten houden:These are the items we had to budget for:

A rule of thumb that helped us: budget roughly 10–15% extra on top of the purchase price for all those additional costs. We kept about 12% aside and were glad we did.

The purchase price is only part of the story. Make a realistic budget up front, and you'll sleep far more easily afterwards.

Deel 2Part 2

Everyone has their own reason to look at Spain. For some it's the sun, for others the lifestyle. For us it was mostly the idea of more calm, more freedom and a place where we could make beautiful memories as a family.

Wat ons aansprak:What appealed to us:

We quickly knew what we weren't looking for: no big city, not a busy centre. We wanted the coast, close to the water. In the end we landed in a smaller, charming seaside town — exactly the calm, genuine feel we'd had in mind.

What did we underestimate? The admin, the paperwork, the differences in regulations and the distance from family. And still: we'd make the same choice again in a heartbeat.

7 dingen die ik graag eerder had geweten7 things I wish I'd known sooner

Deel 4Part 4

Onze jaarlijkse kosten in SpanjeOur yearly costs in Spain

Buying a home is one thing. Owning one is another. These are the recurring costs we account for every year.

Onze tip: maak vooraf een jaarlijkse kostenraming. Dat voorkomt onaangename verrassingen. Our tip: make a yearly cost estimate in advance. It saves you unpleasant surprises.

Deel 5Part 5

Hoe wij onze zoektocht aanpaktenHow we approached our search

When we started searching, we looked at hundreds of homes online. We soon realised photos don't always show the reality.

Wat ons hielp:What helped us:

Falling in love with photos is easy. Falling in love with the right location matters more.

That, I think, is the thread running through our whole Spanish adventure: take your time, inform yourself well, and get good guidance. Then a big step suddenly feels a lot lighter.

Deel 6Part 6

A few things only surfaced after we'd already signed — small costs nobody mentions up front. These are the ones I'd check beforehand.

En je eigen land? And your home country?

Every country has its own rules, so there's no single answer. Usually you do have to declare your Spanish home back home, but thanks to tax treaties you don't pay twice on the same thing. Just check with your accountant or your own country's tax office.

Heb je echt een Spaanse bankrekening nodig?Do you really need a Spanish bank account?

Strictly speaking, no. Under the EU's SEPA rules, a Spanish company or town hall can't refuse a euro direct debit just because your IBAN doesn't start with "ES". So in principle you can use your own European account, or a SEPA card like Revolut.

In practice some local suppliers or town halls still ask for a Spanish IBAN, so now and then you'll need to insist or point to that SEPA rule. And mind the cost: a traditional Spanish account often charges monthly maintenance, and — as I found out myself — sometimes you have to keep a sizeable balance parked on it, or you pay extra every year.

Your options in a row: a Spanish non-resident account (handy, but with fees and sometimes a minimum balance), your own European account via SEPA, or a low-cost online bank or card with a Spanish or SEPA IBAN. We use a Revolut card ourselves — it works, and you don't have to 'lock up' money on an expensive account.

Small but important: I'm not a notary, lawyer or tax adviser. This is simply our personal experience, meant to help you on your way. Amounts and rules differ by country and region and change over time — always get professional guidance for your own situation.
